A green lease is a standard form lease with additional clauses included which provide for the management and improvement of the environmental performance of a building by both Management and Resident. Management is committed to integrating green lease clauses into Resident agreements where practical.
Management and Resident confirm that, wherever reasonably practicable, they wish to promote and improve the environmental performance of the asset and agree in good faith, but without legal obligation, to co-operate with each other to identify appropriate strategies for the improvement of the environmental performance of the asset.
Management shall provide a point of contact to discuss issues related to sustainability and energy. Issues include, but not limited to retrofit projects, billing issues, energy and water efficiency upgrades, and data access.

Management is committed to reduce its carbon footprint by reducing the energy consumption at this asset. Management shall track energy consumption data of the common areas in this asset on a monthly basis to the extent data is available and there are resources available to Management to collect and track the data. Any energy consumption data tracked will be recorded monthly via ENERGY STAR Portfolio Manager or other tracking tools. Data will be used for the purpose of monitoring and improving the water performance of the asset.
For this purpose, common area water use is defined as the metered water use that the Management manages and pays for. Management shall track water usage of the common areas at this asset on a quarterly basis to the extent that data is available and there are resources available to Management to collect, track the data. The water usage data tracked under this paragraph will be recorded quarterly via ENERGY STAR Portfolio Manager or other tracking tools. Data will be used for the purpose of monitoring and improving the water performance of the asset.
Management is committed to increase its energy data transparency and help its Residents to be more sustainable. To the extent an ENERGY STAR score is issued, Management shall provide Resident with the asset's ENERGY STAR score annually upon Resident's request. To the extent Resident obtains electricity independently of the Management, Resident shall give Management access to Resident's data on energy use for inclusion in Management's annual reports, ENERGY STAR annual rating and similar purposes.
Management is committed to the following energy management practices in landlord base building systems and common areas:
On an annual basis Resident shall be required to submit to Management energy and water consumption data, including total usage and total charges as they appear on Resident's electric, gas, water, and other utility bills, in a format deemed reasonably acceptable by Management upon request. Alternatively, Resident may authorize the utility itself to share information on energy and water with Management.
Resident to consider as applicable, practical, and/or feasible the following criteria that adhere to state and local codes, ordinances, zoning requirements, and asset rules and regulations:
