This MT+ Addendum (hereinafter the “Addendum”) is hereby entered into by and between the parties previously identified as Management and Resident on the date first indicated below. Where the terms of the Lease and this Addendum may conflict, the terms of this Addendum shall control.
Management offers a package known as MT+ which offers to its resident's various services and community features designed to enhance the experience residents have while residing at a Mark-Taylor Community. Some services are being provided by an independent vendor ("Third-Party Services"), not operated or controlled by Mark-Taylor or Owner.
If checked below, Management agrees to provide, on a paid subscription basis as set forth herein the following services:
Wi-Fi/Internet Services: Yes No
Each home may be equipped with a Wi-Fi router to utilize internet services. In such instances where the router is provided, the router is not the property of Resident. Resident is responsible for any costs associated with the replacement or repair of the router in the event it is damaged, destroyed, or otherwise damages (normal wear and tear excluded). Resident agrees to allow access to the leased premises to any authorized service technician for the purpose of maintaining the router and/or internet service connection. Resident understands and agrees that the modem placed in the unit by Landlord and/or the internet provider, is property of Landlord and not the property of the Resident. Upon vacating, Resident must leave the modem in the unit in the same condition it was delivered. In the event that the modem is missing or is not in the unit upon Resident vacating, Resident shall be liable to Landlord for as the cost of replacement of the modem.
Smart Home Technology: Yes No
Smart Home Technology is an electronic device(s) that provides secure remote access and control by the resident.
To utilize the full scope of services offered, residents must download the Apartments app and setup an account. The following terms control concerning the installation and maintenance of the Smart Home Technology:
Trash Services: Yes No
Mark-Taylor Residential, Inc. has partnered with third-party providers to provide premium valet trash removal services right from your home.
Valet trash service will be provided for each resident nights per week, . A container will be provided to each resident and must be used in conjunction with the valet service. Containers with bagged trash should be placed outside front door only between the hours of . Service will begin at . All trash must be in bags and securely tied. Bags must be placed inside the container. No trash will be collected without the use of the container. No loose trash will be collected. All boxes must be broken down and flattened. After collection, residents are required to bring containers inside by the following morning. Containers are the property of Valet Waste Inc. It is the responsibility of each resident to keep his or her container clean. There will be a charge to the resident if an additional or replacement container is needed or if you take the container with you when you move out. If any resident misses service on any of the designated nights, it is their responsibility to bring trash to the designated compactor or dumpster area or keep the trash inside his or her apartment until the next collection evening. Containers/trash may NOT be left out for any reason during non-designated times. If not complied with, resident will receive a warning. If after the first warning the resident is again in violation, a fine of per bag will be issued. We hope everyone will follow the rules to enjoy this amenity. By not following the rules for our community, you are in violation of your lease agreement and this will be handled accordingly. We ask that everyone do their part in keeping our property clean and beautiful. By signing this addendum you are stating that you are fully aware of the rules for the valet trash service and the penalties that may be incurred.
Package Services: Yes No
Mark-Taylor Residential, Inc. has partnered with third party providers to provide on-demand package delivery services. Residents must comply with the Resident Terms & Conditions to utilize the Package Management Services. The leasing office will not accept packages on your behalf. Mark-Taylor Residential, Inc. is not responsible for any packages lost, destroyed, or damaged through Resident's use of the services provide by such third-party providers.
Group Fitness Classes: Yes No
Mark-Taylor Residential, Inc. has partnered with third-party providers to provide Residents with access to group fitness classes, for all fitness levels.
Reservation of Parking Spaces: Yes No
Mark-Taylor Residential, Inc. has partnered with third-party providers to provide Residents access to temporarily reserve guest parking spots at the Community. Mark-Taylor makes no warranties availability of guest parking spots at any given time or as to the enforcement of parking reservations. Resident must comply with third-party providers Terms and Conditions.
TV Services: Yes No
Each home may be equipped with streaming devices to utilize TV services. In such instances where a device(s) is provided, the device(s) is not the property of Resident. Resident is responsible for any costs associated with the replacement or repair of the device in the event it is damaged, destroyed, or otherwise damages (normal wear and tear excluded). Resident agrees to allow access to the leased premises to any authorized service technician for the purpose of maintaining the device(s) and/or TV service connection.
Monthly Subscription Cost. The cost for the MT + Package shall be per month. The parties agree that this pricing is only available to the Community given the commitment of the community to these providers. As such, it is agreed that the subscription cost shall be due and owing from all Residents regardless of whether or not Resident elects to use any of the amenities provided for in the MT+ Package.
The costs associated with the MT+ Package will be due and owing as additional rent. Changes to the subscription may be made only at lease renewal. No modification of the subscription can be made that lessens services offered during the lease term.
Resident understands and agrees that the purpose of this Agreement is to codify the services available at time of lease commencement and associated costs, and is not a guarantee that specific services or specific vendors will continue for the entire length of the term of a given lease. Nothing hereunder requires Mark-Taylor Residential, Inc. and Owner, to provide the services herein and any service or amenity may be terminated upon service of valid notice. Provided that a service is terminated by Mark-Taylor or Owner, resident shall not be liable for the proportionate reduction in the cost of MT + Package related to the termination of said service, effective on the expiration or termination date of the service to the Property.
