Municipal Taxation Addendum

The Community is located within a municipality that charges a transaction privilege ("sales") tax. Included within the list of taxable transactions is rent and any other moneys paid by a resident to a landlord. This municipality charges tax at .

Due to the requirement that taxes must be remitted upon all rental income, it is the responsibility of the resident to pay these taxes. Notice is hereby provided as follows:

  1. Resident understands, acknowledges, and agrees that non-reoccurring charges identified in the Lease (e.g., key replacement) may not include the applicable sales tax. If that the tax is not stated within the identified charge, Resident agrees to pay the appropriate tax to Management along with the charge.
  2. In the event that the municipality changes the tax rate during the term of this lease or any month-to-month continuation thereof, Management may adjust the tax rate set forth within this lease by issuing written notice of the new rate at least days before the effective date of the changed rate.
  3. Unless Resident possesses certification from a tax-assessing authority that Resident is exempt from the payment of taxes, Resident must pay any and all taxes upon payments made to Management.
  4. Business entities entering into this Lease for the leased premises are not exempt from the obligation to pay taxes, even if the business entity has been permitted to sublease the leased premises to others.
