In order to enhance the safety of residents and guests at the Community, Resident shall take care to ensure that any battery powered mobility device, including (but not limited to) an electric scooter, e-bike, hoverboard or similar (collectively, “powered mobility device”), are safely operated and charged at the Community.

Additionally, Resident shall not participate in the business of distributing, selling, leasing, or charging batteries or any device powered by battery (including programs in which another company pays Resident to charge their devices).

When charging powered mobility device batteries at the Community:

  1. Never charge a damaged or swollen battery. Damaged or swollen batteries should be lawfully disposed of pursuant to law. All batteries should be handled in accordance with local and state regulations, and it is recommended to dispose of batteries at a hazardous waste facility or authorized recycling facility. Do not dispose of such batteries with the trash on site.
  2. Do not overcharge a powered mobility device battery. Overcharging can damage the battery and cause it to overheat, which can lead to a fire. Always disconnect the battery from the charger when the battery is fully charged.
  3. Keep the powered mobility device battery away from flammable materials, including (but not limited to) paper, fabrics, or chemicals that can ignite or cause a fire.
  4. Do not leave the powered mobility device battery charging unattended. Monitor the battery while charging to ensure that it doesn't overheat or exhibit any other unusual behavior.
  5. Charge the powered mobility device battery in a well-ventilated area to prevent the buildup of flammable gases.
  6. Avoid charging powered mobility device batteries in areas with high humidity or where there is a risk of water exposure.

To the extent permitted by law, Resident assumes any and all liability associated with storing and/or charging a powered mobility device at the Property, including but not limited to claims arising from fire.

Please note that accredited testing laboratories may certify a powered mobility device for compliance with certain safety standards – including Underwriters Laboratories (UL) standard 2272 or, in the case of e-bikes, UL standard 2849 – and such certification or the logo, wordmark, or name of such accredited testing laboratory is typically displayed on packaging or documentation provided at the time of sale or directly on the device or the battery. Resident agrees to use the manufacturer's recommended charger. Using an incompatible charger can damage the powered mobility device battery or cause a fire.

Notwithstanding the foregoing, these rules shall not restrict the possession or use of powered mobility devices, or any vehicle that is capable of being registered with a government agency that administers motor vehicle registration.
